The Director of Joint Venture Partnerships is responsible for overseeing all business aspects of Brookfield Properties Retail’s joint venture partnerships.These partnerships span more than 60 properties and include more than 20 sophisticated real estate investors, including: sovereign wealth funds, open-ended core US property funds, separate account clients advised by real estate investment managers, direct pension fund investors, and family-owned real estate companies. 

The Director position reports to the Senior Vice President of Joint Venture Partnerships who has a seasoned track record in capital formation, acquisitions/dispositions, asset management, development and leasing.The Director position is supported by a dedicated team of financial analysts and has responsibility to train, mentor and motivating analysts.

The candidate will be pivotal in implementing and executing Brookfield Properties’ retail groups investments, development, leasing and asset management strategies for its joint venture partnerships’ portfolio.The role requires a dynamic and nimble professional with investment and client relations experience who can manage multiple stakeholders and processes, with a keen focus on ensuring Brookfield Properties’ retail groups joint venture partners understand and support key business objectives.

Ideal qualities include:

5+ years of experience within the retail sector in Asset Management or Investments/Joint Venture Partnerships

Experience in raising institutional capital and strong relationships with institutional capital providers

Excellent presentation skills combined with outstanding verbal and written communication skills, including the ability to articulate clearly and credibly strategy to investors 

Track record of successfully managing institutional investors investment in retail real estate across multiple regions of the US

Experience in originating individual and portfolio joint venture equity

Experience in structuring development transactions and/or approvals with joint venture partners 

Superior negotiation skills and the ability to work effectively in a transactional environment on multiple transactions 

Excellent knowledge of retail real estate valuation principles and strong underwriting and financial analysis skills 

Ability to think strategically and possess sound problem-solving ability 

Team orientated individual with a willingness and ability to build strong relationships within the overall real estate investment business, with the ability to influence stakeholders on the development and implementation of Brookfield Properties’ strategy 

Demonstrated experience in strategic relationship management 

Strong leadership skills with the ability to coach and provide oversight and direction to team members, allowing for successful execution 

A strong work ethic and passion for growth 

Impeccable judgement and ethics 

Willingness to travel significantly for meetings, asset tours and conferences, up to 20% of your time could be spent on travel

Strong culture fit and entrepreneurial mindset

Key Responsibilities:

Facilitate major decision approvals required for the professional management of the Joint Venture Partnerships portfolio

Prepare investment recommendations to obtain joint venture partner approval

Build and maintain strong interdepartmental relationships, including but not limited to Investments, Capital Markets, Financial Planning and Analysis (FP&A), Development, Asset Management, Leasing, and Legal teams

Maintain keen knowledge of all valuations of all assets in the Joint Venture Partnerships portfolio

Familiarity with all material leasing, investment sales activity, and submarket competition relevant to the Joint Venture Partnerships portfolio

Oversee the daily workflow of the department and manage and develop direct reports to achieve team goals


Bachelor Degree required; MBA desirable

5+ years in commercial real estate; investment sales or investment banking experience desirable

Proficiency in Argus, Excel and PowerPoint desirable

Supervisory experience of financial analysts preferred
