We are looking to hire a Director of Loss Mitigation, based in Rockville, MD, Atlanta, GA, or Irving, TX. The Director will manage a distressed portfolio of highly complex and/or high profile assets. The ideal candidate is a creative problem solver with excellent negotiation, analytical, and communications skills.

Principal Duties and Responsibilities

Firm understanding of the multifamily market to identify softening and deterioration across an assigned portfolio;

Work closely with borrowers, property management agents and GSC as servicer to identify credit weakness and identify how to position and/or restructure properties in their respective markets to mitigate loss;

Negotiate forbearance, modification, and extension terms on behalf of Borrowers with agency counterparts;

Ability to handle a distressed portfolio of highly complex and/or high profile assets, and minimize potential financial losses;

Solicit and analyze property operating statements and perform critical financial and valuation analysis where applicable.

Create solutions to return delinquent loans to performing status

Prepare action plans and recommendations on troubled assets for presentation to senior management and investors

Understand loan documentation and real estate on a business level. 

Familiarity with third party reports such as Physical Needs Assessments, Appraisals, and Broker Opinion of Value.

Perform quality control reviews on the existing portfolio as required

Strong verbal and electronic communication skills with well-developed negotiating skills are essential.

Ability to navigate special projects as assigned with minimal oversight.

Other responsibilities include monitoring delinquencies, operating statements, inspections, watch lists, and collateral. Also handles negotiations with borrowers, tenants, vendors and legal counsel to workout, collect, improve performance and resolve defaults. Prepare monthly bi-weekly delinquency reports, monthly loss reserve reports, and management reports as required. Interact and conduct meetings with legal counsel, and interaction with borrowers and investors.

Experience, Skills and Abilities Required

An ability to maintain relationships while frequently communicating with and influencing internal and external customers at all levels of their organizations.

A strong sense of urgency about solving problems, meeting challenging deadlines, and achieving critical goals.

An ability to execute and delegate multiple projects with deliverables to ensure that timelines and results are achieved on a consistent basis.

An ability to demonstrate decisiveness and adaptability, quickly modifying approaches to accommodate inevitable changes in customer needs, business directions, and conditions.

Consistently produces at a high level with a minimum of supervision or revision necessary.

Participates in special projects and shows flexibility in providing additional insight when needed.

Takes on leadership responsibilities as requested by Senior Management.

Strong verbal and electronic communication skills.

Minimum 10 years experience with Fannie Mae/Freddie Mac loan products, REO experience, and/or special servicing background a plus.
