The Director of Facilities is responsible for the operational maintenance of the Grounds and Facilities at their branch while providing a high level of quality and safety in all areas to best serve our members.


Requirements

5 or more years’ previous experience in facility management is required, preferably a facility of 50,000 square feet or more. Must also have the ability to handle many projects simultaneously.

Skills in supervision, budget management and project management

CPR, First Aid and AED certifications required within 30 days of employment

Ability and current license to drive with record that meets YMCA standards.

Familiarity with personal computers and Microsoft Suite.

Ability to respond to safety and emergency situations.


PHYSICAL DEMANDS


While performing the duties of this job, the employee is often required to: climb stairs, bend, stoop, kneel, twist, reach with hands, sit, stand for an extended period of time, climb ladders, walk, shovel snow, plow snow, lift and/or move up to 50 pounds, have finger dexterity, grasp, perform repetitive motions, talk, hear and have visual acuity.


The work is performed both indoors and out, and may require travel to various locations. While performing the duties of this job the employee is exposed to weather conditions prevalent at the time.


Sufficient physical strength and agility to carry out essential duties.

Ability to erect and stand on ladders and platforms at heights up to 30 feet.

Ability to work with paint, cleaning equipment, chemical compounds, solvents, cleaners, and solutions in dry, liquid, powder, spray, and aerosol forms.

Ability to perform essential maintenance to facility or equipment which may involve, but not limited to the following activities: semi – reaching to full-reach overhead; crouching; kneeling; shoveling; carrying, working in narrow and/or confining spaces: underground, overhead, and at ground level; twisting of the waist, shoulders, and legs; and lying on stomach and/or back.

Summary

1.FACILITY MANAGEMENT


 Provides overall coordination of facility maintenance, including planning and developing

preventative maintenance.

Ensures the proper operation of all mechanical systems.

Completes repair work and projects in a timely manner. Oversees all contractors that work in the facility and grounds including the selection of contractors.

Works with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state and federal regulations related to facilities and grounds.

Advises management on maintenance issues and projects as requested.

Ensures that assigned vehicles (and other equipment) are maintained and operated in accordance with the policies and procedures of the YMCA.

Updates facility plans periodically. Maintains a 3-year plan of capital projects, consistent with the South Shore YMCA’s strategic plan and community needs.

Work with appropriate Branch staff to provide program facilities for members that are safe, clean, adequately equipped, well maintained, and attractive.Work with outside agencies such as fire, health, building depts., etc. to ensure compliance with all regulations, local, state and federal. 

Review all contracts to guarantee that they are in the best interest of the YMCA.

Schedule and manage the work of all contractors that work in the Facility and on the grounds

Ensure building maintenance & housekeeping is maintained at high level.


 2.STAFF ENGAGEMENT & DEVELOPMENT


Recruits, hires, trains, manages, develops, coaches, schedules, and directs staff and volunteers as needed. Reviews and evaluates staff performance. Develops strategies to motivate staff.Ensures records of staff certifications are current and complete.Maintain relationships with outside employment agencies. Reviews and evaluates performance. Develops strategies to motivate staff and achieve goals. Models relationship-building skills (including Listen First) in all interactions.


3.MEMBERSHIP ENGAGEMENT & DEVELOPMENT


Builds relationships with and among members, responds to inquiries and solves problems.Creates a safe and supportive community environment, assists in recruiting and engaging new members, and connects members to the YMCA’s cause. 


4.BUDGET & FINANCIAL MANAGEMENT


Plans and manages department budgets as approved in a fiscally responsible manner.Develops budgets supporting the preventative and annual maintenance plans and monitors expenditures against budget. Responsible for timely and accurate payroll for the department.


5.VOLUNTEER DEVELOPMENT


Builds and develops volunteer capacity, sharing the social responsibility.


6.COMMUNITY INVOLVEMENT & SUPPORT


Assists in YMCA fund raising activities/events, and engages in collaborative relationships with community organizations in order to strengthen support and build community.
