We are currently seeking a Global Director of Strategic Portfolio Management to join JLL Consulting to deliver real estate alternatives and recommendations to create enterprise value for one of the firms most important clients that is based in San Francisco.JLL Consulting helps clients define, implement and achieve enterprise ambitions.Our consultants work with clients to create future-focused, agile strategies to help organizations thrive in today’s world of constant transformation, disruption and uncertainty. Strategic Portfolio Management (“SPM”), brings together strategy, transactions and occupancy planning to drive real estate portfolio optimization to achieve impactful results.This Global Director of Strategic Portfolio Management will report to our Client Account Director and will have direct reports to support the function.While the position is not required to be based in the San Francisco Bay Area, frequent travel may be required to enable face-to-face client interactions.
Overall responsibility to act as the single point of contact for the client real estate team for all global transaction management, lease administration, occupancy planning and strategic planning activities and deliverables.
Strategic Portfolio Management
Develop overarching strategies and coordinate implementation related to workplace, organization, process, sustainability, labor and finance to govern the portfolio and set a foundation for city master plans and individual asset strategies
Analyze inputs from the strategic planning process and on-account systems (business requirements, costs, facility information, cap-ex requirements, forecasts, occupancy data, lease and market data).
Analyze and make recommendations with respect to strategic dispositions, investment and market opportunities, hold versus sell analysis, feasibility studies, asset review and market studies, highest and best use analysis, acquisition and advice analysis and valuations for sale/leaseback purposes.
Identify opportunities for portfolio optimization, cost saving and improved ROI in the Client portfolio.
Develop multiple practical options supported by strong business cases that optimize NPV and enhance personal productivity and innovation.
Perform quality control in terms of consistency in planning processes, procedures and protocols, as well as consistency in delivery of the workplace strategy function.
Coordinate the execution of the strategies with relevant work stream leads (e.g. transaction manager, occupancy planner, etc.)
Establishes and maintains effective relationships with client regional leads and gains their trust and respect.
Provide aggressive leadership and oversight to the various functions involved in the occupancy planning and portfolio planning processes to ensure decisions are made and progress is achieved.
Collaborate with client regional managers and business units to create and present business cases and recommendations related to utilization, quality, investments and cost of the Clients real estate portfolio of leased and owned properties.
Have direct reporting responsibility for the occupancy planning organization consisting of occupancy planners, planning assistants and CAD administrators.
Assist in preparation of quarterly and annual reports to report on the progress of real estate portfolio action plan (playbook) and the status of the cost savings program.
Assist Client with the annual budget creation and forecasting.
Develop additional ad-hoc reports as requested by Client.
Participate in monthly, quarterly and annual assessments of KPI performance and cost saves tracking and approvals.
Ten to fifteen years of related experience in a Corporate Real Estate environment
Demonstrated ability to lead complicated projects and interdisciplinary teams with working knowledge of transactions, capital planning and occupancy planning
Undergraduate degree with strategy and quantitative coursework (economics, math, finance, accounting, etc.), MBA ideal
Ability to lead global distributed team
High level abilities with Microsoft Office (Excel, Word, PPT)
Excellent written and verbal communication skills
Willing to roll up sleeves and get into the details
Independent, flexible, and resourceful
Strategic Planning and Portfolio Management
Experience in developing and driving proactive and strategic planning processes to deliver portfolio optimization and savings
Experience managing space data management and occupancy planning functions.
Proven advanced business case development experience
Mature practical commercial experience including advanced financial acumen and analytical skills
Proficiency with advanced technology and tools

Demonstrated ability to work across business units/partners to deliver options and secure decisions
