The Senior Financial Analyst of Joint Venture Partnerships is responsible for overseeing all business aspects of Brookfield Properties’ retail groups’ joint venture partnerships with sovereign wealth funds. This partnership spans more than 60 properties across the US. This position reports to the Senior Vice President of Joint Venture Partnerships who has a seasoned track record in capital formation, acquisitions/dispositions, asset management, development and leasing.


This person will act as a liaison between key internal stakeholders providing information and strategies for the sovereign wealth portfolio while developing and maintaining strong relationships.The role requires a dynamic and nimble professional with investment and underwriting experience who can manage multiple stakeholders and processes, with a keen focus on ensuring Brookfield Properties’ retail groups joint venture partners understand and support key business objectives.


Ideal qualities include:


Experience within the retail sector in Asset Management or Investments/Joint Venture Partnerships

Experience in raising institutional capital and strong relationships with institutional capital providers

Excellent presentation skills combined with outstanding verbal and written communication skills, including the ability to articulate clearly strategy to investors 

Track record of successfully managing institutional investors investment in retail real estate

Knowledge of retail real estate valuation principles and strong underwriting and financial analysis skills 

Ability to think strategically and possess sound problem-solving ability 

Team orientated individual with a willingness and ability to build strong relationships within the overall real estate investment business, with the ability to influence stakeholders on the development and implementation of Brookfield Properties’ strategy 

Ability to work independently, handle multiple projects, meet deadlines and show a strong attention to detail

Very strong project management skills

A strong work ethic and passion for growth 

Willingness to travel significantly for meetings, asset tours and conferences, up to 20% of your time could be spent on travel

Key Responsibilities:


Help track and facilitate partner approvals for all development projects, ordinary capital, property refinancing, lease approvals and annual property budgets

Double-check all development proformas provided to joint venture partners to ensure that appropriate development fee and reimbursable development overhead is included in the partner proforma prior to presentation to partner for approval

Keep all stakeholders informed of progress, including regular presentations to the firm’s investment committee on status, potential and analysis of all prospects

Calculate IRRs of various investments, development of various capital scenarios and tying them back co-investor reports

Prepare investment recommendations to obtain joint venture partner approval

Build and maintain strong interdepartmental relationships, including but not limited to Investments, Capital Markets, Financial Planning and Analysis (FP&A), Development, Asset Management, Leasing, and Legal teams

Analyze investment returns for assets that are held in co-investor portfolios

Familiarity with all material leasing, investment sales activity, and submarket competition relevant to the Joint Venture Partnerships portfolio

Navigate the financial aspects of a potential deal and translate it to key stakeholders in a compelling and effective manner

Assist in training and mentoring of financial analysts and summer interns, including periodic review of their work



Qualifications

Bachelor Degree required; MBA desirable

3 to 5years in commercial real estate; investment sales or investment banking experience desirable

Underwriting experience desirable

Proficiency in Argus, Excel and PowerPoint desirable
