Reporting to the Chief Financial and Administrative Officer, the Vice President for Real Estate and Facilities is a critical member of the Safe Horizon Senior Team, responsible for meeting the facility, procurement and security needs of the organization.Key responsibilities include providing leadership to a 40-member team responsible for the day to day maintenance of Safe Horizon facilities including a network of residential shelters, for managing capital projects and associated budgets, for administering a large portfolio of real estate agreements, overseeing the agency’s purchasing function, and for ensuring facility compliance with health and safety regulatory requirements. 


 Develop and implement a strategic plan that optimizes use of space based on the agency’s programmatic and budgetary requirements;

Lead efforts to identify, secure and develop new locations;

Manage the department’s operating and capital budgets;

Negotiate real estate agreements;

Manage staff responsible for the day to day operation of a network of residential shelters;

Manage staff responsible for maintaining emergency management plans and procedures, ensure compliance with health and safety regulatory requirements, and coordinating responses to emergency situations;

Engage consultants and outside vendors as necessary to advance real estate projects and/or to provide ongoing service to existing facilities;

Advance the use of technology to administer the facility portfolio and associated real estate agreements, manage requests for facility services, and track agency assets;

Establish and maintain productive professional relationships with internal program partners, consultants and vendors, landlords and governmental representatives.

The Vice President, Real Estate and Facilities will be expected to visit sites regularly to become familiar with the staff and the issues at each site. The VP is required to be on-call in case of emergencies.


 10 years of supervisory experience in facility operations management;

Experience managing operating and capital budgets;

Direct experience negotiating and concluding complex real estate transactions and lease agreements;

Familiarity with governmental and/or not-for-profit operations;

Knowledge of New York City regulatory requirements related to fire safety, security operations, regulations and codes, and safe work practices affecting construction, maintenance, and repair;

Knowledge of construction practices and procedures;

Experience engaging and directing the activities of consultants and vendors including real estate brokers, appraisers, pest control and HVAC service providers, etc.;

Bachelor’s degree in Real Estate Management, Public Administration, Business or related field, or related field, or equivalent relevant experience; a Master’s Degree in a relevant field is desirable;

Capable of managing and organizing a large and diverse workload and meeting key deadlines;

Able to function effectively in a complex organizational setting

Required skills:

Strong verbal, written, and computer skills, including proficiency in Microsoft Office Suite (especially Excel);

Knowledge of commercial and residential real estate laws and practices in New York City.Experience negotiating leases;

Excellent ability to develop and manage staff; 

Experience developing and using computer software programs for lease administration, maintenance requests, purchases, etc;

A proven track record of initiating and overseeing capital construction projects, including the ability to read and interpret design drawings and specifications

Deep knowledge of contract administration;

Deep Knowledge of fire safety, security operations, building department regulations and codes, and safe work practices affecting construction, maintenance, and repair;
