Upholds the Baseline Guiding Principles
Ensures that Mixed Use Districts (MUD) represent best in class placemaking such that these areas create a true ‘There there.’
Participates in and manages the development of business plans, forecasts, performance reports, timelines and management plans to achieve development objectives for the MUDs
Works with the Land Development/Infrastructure Team to build development timelines and ensure infrastructure is in place to support vertical initiatives.Determines the overall project scope and phasing strategy for public and private infrastructure that is consistent with market absorption and availability of public financing
Oversees the creation and presentation of investment committee packages in support of the infrastructure required to support MUDs
Leads the creation and maintenance of Proformas for the overall project.Manages the process for updates and adjustments based on changes to the pro forma or project vision
Evaluates and makes recommendations for optimal strategy for horizontal and mixed-use master planning, special district financing, and integration with existing strategies for existing assets
Partners first with in-house Commercial, Multi-Family, and Hospitality Developer to identify, recommend, and execute land deals within the MUDs; secondarily, manages outside commercial, multifamily, hospitality, and other land deals within the MUDs
Works with the Land Development/Infrastructure Team to select best-in-class consulting teams, including traffic engineers, civil engineers, landscape architects, parking consultants, signage designers, marketing consultants, sustainability consultants, etc.
Presents development plans to Broomfield Council; develops relationships and works closely with Broomfield staff
Serves on various metropolitan district boards as appropriate
Manages MUD-wide marketing plans to complement broker efforts and positions the MUDs, as the premier developments of their type in North Denver
In collaboration with the commercial property manager, creates and executes a calendar of events and programming designed to create vibrancy and attract visitors and guests
Continues to find new and creative ways to fund public improvements and community events other than through McWhinney Real Estate Services
Incorporates the McWhinney operations/asset management team at the appropriate time during the planning process and beyond to ensure development activities are executed in ways that are operationally efficient and which support long term hold
Participates in regular reporting to investment committee and, where applicable, reporting to outside investors
MBA strongly preferred
Ideally the candidate will have 10 + years implementing Mixed Use Developments
Candidate must have excellent MS skills and the ability to write and communicate at a very high level.
