The VP will report to the national EVP of Re/Development and is responsible for identifying, directing, developing and implementing redevelopment opportunities, across multiple states within Brixmor’s Midwest regional portfolio of approximately 114 open air shopping centers, consisting of approximately 18.6 million square feet. The VP will partner with the regional leasing and construction teams and other regional departments to implement value add projects across the portfolio.The position requires a proven track record in retail construction management and/or retail redevelopment, along with consultant oversight, relationship building skills, strong verbal & written communication skills, initiative, professional judgment and confidentiality.Regular travel throughout the region is required.


Provide direction on assigned redevelopment related tasks, including but not limited to the following:

Develop project direction and purpose

Project planning and estimating

Site plan and design development

Lease exhibit preparation/review/negotiation

Proforma creation and approvals

Manage third party consultants

Manage entitlement, procurement and municipal process, including attending municipal meetings

Manage Bid & Award process

Negotiate and Administrate contracts

Manage project budgets

Manage financial and feasibility analyses

Develop value add opportunities through densification, outparcel creation, property reconfiguration

Coordinate with regional construction team through project construction phase. Report on construction progress through project completion

Coordinate with marketing to create marketing materials for project development

Cultivate and manage tenant relations within project boundaries

Travel to assets/markets/tenants when necessary


15 - 20 years combined redevelopment/construction/leasing/project finance experience in retail (open air shopping center development a plus)

MUST have experience managing the entitlement process

College/university degree required; related advance degree preferred (i.e., MBA, Architecture, Engineering)

Effective leadership skills

Proven track record in the entitlements process

Proven track record of consultant management

Site plan and project design skill set

Knowledge and ability to review lease documents and property title and ability to review and develop Architectural/Civil/Survey plan sets

Established relationships with national retailers

Working knowledge of JD Edwards, MS Project and E-builder experience a plus

Knowledge of CAD/pdf/photo shop or similar platforms a plus

Passion for real estate
